If you live in Michigan, California, New York, Pennsylvania or Illinois there is a good chance you know someone who has left to move to the south.

In recent years, there has been a noticeable trend of population growth and migration to the Southern United States. Several factors contribute to this phenomenon:

  1. Job Opportunities: The South has experienced economic growth and job opportunities, attracting individuals and families seeking employment.

  2. Lower Cost of Living: Compared to some other regions, the South often has a lower cost of living, including housing costs. This can be appealing to individuals looking for more affordable living options.

  3. Climate: The milder climate in many Southern states is attractive to people seeking warmer weather and avoiding harsh winters.

  4. Retirement: Some retirees choose to relocate to the South for its climate, lower cost of living, and various amenities.

  5. Business Environment: Some Southern states have created business-friendly environments, attracting companies and professionals.

  6. Quality of Life: The South is known for its hospitality, cultural attractions, and outdoor activities, contributing to an overall higher quality of life.

For the most recent and accurate statistics, you may want to consult reports from government agencies such as the U.S. Census Bureau, as well as private research institutions and real estate organizations that regularly track migration patterns. Keep in mind that migration trends can vary by state and even within regions, so it's useful to look at specific data for the areas of interest.

I wanted to get a first-hand look at one of the cities that has seen a huge influx of people. Nashville, Tennessee is one of the fastest-growing cities in the United States.

I took my Keeping It Real show on the road to Nashville to dig into the mass migration to the south.
